4. Give Your Home a Makeover.
This is our specialty! We’ve developed hundreds of relationships with excellent local contractors throughout Northern Colorado (we get special pricing and service as a result of our Property Management division). Whether you need a cleaning company or a plumber, we will make recommendations and help coordinate the effort of getting your home in sale-ready condition.
5. List It.
It’s time to list your home on the Multiple Listing Service (MLS). National studies have proven that homes marketed on the MLS sell for about sixteen percent (16%) more than homes not marketed through an MLS. Wow! 6. Review Offers.
After you list it and allow some showings from prospective buyers, we will help you review offers and negotiate a great deal. Whether it’s an “Escalation Clause”, “Appraisal Gap Provision”, or “Post Closing Occupancy Agreement”, we have the experience to help guide you to the right decision.
7. Contract (Escrow) Period.
Nice job; you are officially under contract! Your responsibilities during the contract period (AKA “Escrow” Period) will include making your home accessible and meeting some contract deadlines. The future Buyer will conduct various home inspections, and the Buyer’s mortgage lender will send an appraiser to your home to determine the value of the property.
8. Closing Day
The closing will be held at a local Title Company, and your Realtor® will attend. Bring a government issued form of identification, along with a willingness to sign a tiny bit of paperwork.
